Sale preparation starts long before the sale

Documents that were sufficient for day-to-day management may leave important questions unanswered for a buyer.

When a property goes to market, years of operational history suddenly need to become a clear, reviewable transaction record. Documents that were sufficient for day-to-day management may leave important questions unanswered for a buyer.

    01

    Buyers ask across departmental boundaries

A buyer assessing rental income may need leases, amendments, guarantees and the current rent roll. A buyer assessing future expenditure may need technical reports, maintenance records and evidence of completed works.

These documents often sit with different people, in different systems and under different naming conventions.

The information may exist. Assembling it under a transaction deadline is where the difficulty begins.

    02

    Separate “uploaded” from “ready”

A technical report has been uploaded. Have its recommendations been addressed? A lease is available. Are its amendments included? A permit refers to a plan. Is that plan part of the record?

These are questions of readiness, not file count.

For owners and asset managers, identifying gaps earlier creates time to request documents, clarify inconsistencies and prepare explanations. Leaving the work until buyer review puts those same questions on the critical path of the sale.

    03

    Connect ownership with transaction preparation

We are building Querya to help teams organise property documents, extract information and investigate gaps and conflicting records.

That work is useful during ownership as well as during a transaction. A structured, searchable document base gives teams a better starting point for understanding an asset and preparing materials when a financing, review or sale approaches.

Querya Platform supports that internal preparation. Querya Data Room provides the controlled environment for sharing documents and managing review with transaction participants.
