The lease is there. Is the full story?

In real estate, having the document and understanding the position are two different milestones.

Property plans and due diligence documents arranged across a meeting table

A lease sits in the data room. The checklist says “provided.” But the current commercial position may depend on an amendment, a side letter or an extension agreed years later. In real estate, having the document and understanding the position are two different milestones.

    01

    Review the relationship between documents

Imagine a rent roll showing €180,000 in annual rent while the original lease states €165,000. That difference could reflect indexation, an amendment or a mistake.

Reading either document in isolation will not resolve it. The reviewer needs to connect the agreement, subsequent changes and current schedule—and establish which evidence supports the figure used in the investment model.

The same challenge appears in permits, technical reports and property plans. Each document provides part of the picture.

    02

    Make discrepancies useful

A conflicting figure is a starting point for investigation. The useful output identifies the two sources, explains the difference and makes clear what requires clarification.

For a transaction team, that turns a broad instruction to “check the leases” into a specific question. For an asset manager, it can reveal that the operating record needs updating before a sale is even considered.

AI can help surface these discrepancies across large document sets. Professional review establishes their significance.

    03

Build a record the team can work from

Querya brings document organisation, questions and source-linked analysis into one workspace. Teams can investigate information across their property documents and use the findings to prepare transaction materials.

We are building it around a practical need: making it easier to understand how the documents fit together, where they disagree and what still needs attention.
